Our Leasing Process

How to Schedule a Viewing

Once you have chosen which property and unit interests you, please complete our showing form.  Once received and reviewed, a member of our leasing staff will reach out to you to schedule an appointment to view the property and unit.

*Please note: We cannot schedule an appointment until we receive this showing form for our records and reference.

How to Apply and What is Required

Once you have viewed the unit of interest and want to apply, our team will send you a SingleKey application form. Click here for example.

​

The SingleKey application form is where you will upload all required documents:​

​

  • Current employment letter

  • 3 recent pay stubs

  • 3 months history of bank account statements to verify your income and pay provided

  • Any benefits or income support you receive

​

ID:

  • 2 forms of government Identification

  • Driver's license

  • Passport

  • Health card

  • Student Card​

​

References:

  • Current landlord contact information

  • Employer - Can be a supervisor or manager or owner of the company, if self employed your business registration # Professional references

  • If you recently sold your home, a copy of the Agreement of Purchase Sale 'APS' agreement, or if you are going to sell your home, a copy of the listing and proof of ownership / title

Once your SingleKey application form has been uploaded and processed, one of our leasing agents will contact you.

Once Application Is Approved Or Not Approved

Once all information is confirmed and income affordability cross referenced with the documents you have provided, through Single Key, we will verify your credit score.

Once everything has been verified, our leasing team will reach out to you if they have any other questions to help complete your application.

Moving in - Once approved:

Once you are approved, you will be sent our congratulations email where you will be required to submit payment:

​

  • First Month's Rent

  • Last Month's Rent

  • Refundable Deposits

​

You will also receive our welcome kit where we include all information about our team and company, frequently asked questions and extra instructions.​

Extending Your Stay Past 1 Year

Please inform our office 60 days prior to the end of your lease agreement date, so we can update our records and a new lease agreement will be sent to you or you may go to a month to month, at will, agreement.

Moving Out At End Of Lease Agreement Term

Please inform our office 60 days prior to your desired vacating date - Submit an N9, Notice to End the Tenancy form, found under our resources tab. For more information, refer to your resident welcome kit.
